Paddington Central Overview

Paddington Central was developed on land formerly owned by Sydney Water and forms part of the city’s early water supply history. The site is located behind the remnants of a 19th-century water reservoir on Oxford Street, Paddington. At the time of development, the reservoir was derelict and collapsing. Its transformation was part of a broader municipal plan to create a new public space along the southern edge of what is now Paddington Reservoir Gardens.

The site posed several urban design challenges – including the integration of a large, modern building within a highly valued and well-preserved 19th-century precinct. The project had to carefully balance heritage concerns, the expectations of a vocal local community, and the physical constraints of tightly packed terrace housing. There was also an overarching commitment to preserve the historical significance of the site, which is situated above a natural spring.

Completed in early 2003, Paddington Central comprises 47 residential apartments, offering a mix of one, two and three-bedroom layouts, with a penthouse occupying Level 6. Residents have access to a secure underground car park via Renny Lane, which also includes visitor parking spaces. Please note that not all apartments come with parking or storage.

The official address is 13 Oatley Road, Paddington. An easement between the Sydney City Council and Paddington Central allows for pedestrian access through the Oxford Street entry walkway.

Paddington Central is considered premium real estate due to its proximity to the CBD, strong transport links, and the high standard of building maintenance and management. It boasts a strong rental market and a high tenant population, reflecting its ongoing desirability.
